Closed paper mill, assets purchased

The property and assets of the former NewPage paper mill in Niagara have been sold to Niagara Development LLC.

Niagara Development plans to market the property to industrial users that can take advantage of the building and the timber shed, according to New North, an 18-county regional economic development organization based in De Pere.

Market development for the site has been focused toward alternative energy, namely those based on woody biomass, according to the release.

“We’re communicating with many and inviting all,” Eric J. Spirtas, president of Niagara Development, said Monday. “A lot of times when people see a plant sitting idle, they think it’s only going to do what it did. … We’re going to be available to any and all.”

New North and the Marinette County Association for Business and Industry have conducted a feasibility study on biofuel production at the site — including cellulosic ethanol production.

“The Niagara, Wis., site has all the components for a state-of-the-art advanced biofuels facility,” Jan Hacker, who conducted the study, said in a press release. “The site has access to significant supplies of raw material, a supplier network already in place, physical infrastructure in the form of large buildings, log yards, air and water treatment systems and both road and rail access.”

Niagara Development purchased 1,500 acres in the deal that closed Friday.

“This isn’t a last-minute purchase … this has been months of analysis and transitional planning,” Spirtas said.

The NewPage Niagara facility permanently closed in July 2008 due to “a significant decrease in demand for coated paper,” according to NewPage, which also closed a mill in Kimberly.

The mill produced about 250,000 tons of lightweight-coated groundwood papers used in magazines and catalogs.

Friday, the company announced the sale to Niagara Development LLC. Terms of the sale were not released.  Niagara Development is working with the city of Niagara and others to determine possible future uses of the property and assets.

NewPage Sells Mill in Niagara

NIAGARA, Wis. (WTAQ) – NewPage has sold its Niagara mill. Friday, the company announced the sale to Niagara Development LLC.

Terms of the sale were not released.

Niagara Development is working with the city of Niagara and others to determine possible future uses of the property and assets. The mill closed in July 2008, as NewPage blamed a significant decrease in demand for coated paper.

NewPage sold the hydroelectric facility to Northbrook Wisconsin, LLC, in 2009.

 

 

New Buyer, New Page Niagara

“IRON MOUNTAIN – NewPage Corp. has apparently found a buyer for the Niagara paper mill.

Shannon Semmerling of NewPage media relations confirmed Thursday that NewPage and a buyer have already signed an asset purchase agreement.

“We anticipate a transaction in the first quarter of 2011,” she said.

Semmerling declined to reveal the name of the buyer. She also could not comment on whether all or only part of the mill property will be part of the transaction.

However, the website of Missouri-based E.J. Spirtas Group, LLC has listed the mill property as its Niagara development project.

A spokesman for E.J. Spirtas Group said that he would not comment on the development project until he could make a joint announcement with NewPage, possibly next week.

According to the website, E.J. Spirtas Group is a firm that specializes in full scale property development, construction, demolition, consulting, and environmental remediation.”

I was driving with my dad, looking at a job, viewing some workers and dad told me a story:

“You know,” he said “I cannot stand when people don’t stick to what they are are suppose to do.  Don’t over think the job.  Just do what I ask, nothing more.”  He continued, “In the day we had a manager ‘Les Beaty’ and he was given one task on a big job, just count the trucks.”  Sure there was plently of other stuff going on, but that was his job!

He reminds me that he made it clear, “We are paid by the truck, nothing else you do can help us.  Stay focused, document the action, when you get the tickets, I will send the bill, we will all do well.”  He exclaimed.

Well one of the trucks broke down.  The manager was beckoned (he was a good mechanic) and he just had to see if he could help.  “It will only take a couple of minutes,” thought old Les. 

15 minutes later as the manager climbs out from under the truck, he exclaims confidently “I fixed it!”  The truck driver thanks the demolition manager and off he drives.

While “Old” Les was under the truck, do you know how many trucks drove by?  Of course you don’t, but neither does Les

Bidding in Arizona – Damn I love Demolition! Eric J. Spirtas

Believe it or not, I think I really am an expert at this business.

Last week I prepared a bid for a client that consisted of a very large paper plant “surgical” dismantlement.

This required the pricing of environmental work, mill work / dismantlement, crating for transport, demolition and scrap efforts.  The company will be required to work in between two active machines and use the plant crane for all of the picking. 

In this business it is not about knowing the process of the client only, but moreso it is about knowing your prime business and the details of the specialized business you offer so well that it will not effect; the operation of a plant, beer production, steel melting, oil refining, train yard operation, airline actions or even the surgury in a next door operating room.

What is really incredible about this business is that our basic “skill” of dismantling and wrecking serves as the death notice to some really expensive equipment. The items that we tear apart cost millions to build and install. Then we come with our torches, equipment and manpower and “presto” we tear it apart.

It does take experience, training, practice, forsight and enginuity and before you know it the client can start all over again with an industrially prepared “Blank Slate”!

Death to the old and in with the new!!!
